Condominium owners are obligated to contribute to expenses and damages in proportion to their land shares, regardless of whether they use the common areas listed in the law, unless there is an agreement to the contrary among them.

Repairs to common areas and facilities can be made with the written approval of 4/5 of the condominium owners and approval at a condominium owners’ association meeting. However, if the court determines that the damage in question has harmed the main structure or an independent section and requires urgent repair, the approval of the condominium owners is not required for this repair. In this case, if the court decides that the defect must be remedied immediately, the costs incurred shall be collected from all condominium owners.
