The claims made by the lessor in the aforementioned notification have no legal basis. The rent for the new lease period between … and … is … TL net per month. However, the claim in question is unjust, excessive, and without legal basis.
The lessor’s notice cites new urban regulations enacted in the municipality where the property is located as the reason for the requested rent increase. It also states that the property is rented at a lower price than other properties in the area. However, these claims are not true.
As is known, if the rent is determined on the basis of rights and generations in accordance with the established practice of the Supreme Court, the rent increase can be requested up to the CPI (Consumer Price Index) rate, limited to 65% for the following three years.
